SUNHAUS MEDIA LLC TERMS
Terms of Service
These terms cover booking a shoot through sunhausflorida.com and the photographs that come out of it. Booking a shoot means you accept them. They are written to be read once and understood — not to be survived.
1. Who this agreement is between
SunHaus Media LLC ("SunHaus", "we") and the person or company that books the shoot ("you", "the client"). If you are booking on behalf of a brokerage, a property management company or an owner, you confirm you are authorised to do so and to grant the property access described below.
2. What the service is
Real estate photography and aerial media in Central Florida: interior, exterior and aerial coverage of a property, produced for a listing.
Additional work — walkthrough video, virtual twilight, virtual staging — is booked on top of a shoot when a listing needs it.
We photograph properties. We do not write listing copy, we do not upload to the MLS or to booking platforms, and we do not stage a house physically.
3. Booking and confirmation
For every address the booking flow can price, the rate for your property — including any travel fee — appears inside the booking flow, for the address you entered, before you book. There are no add-on fees on top of that rate, no retainer, and — except for the addresses described below — no separate quote round.
- Nothing is charged to book.
- Travel fee. Some addresses carry a travel fee, set by the distance to the property. When one applies and the flow can price it, it is already inside the rate shown before you book.
- Confirmed automatically. When the address is found and the travel is covered by the rate you saw, the booking is confirmed on the spot, and the confirmation reaches you by email.
- Confirmed by us. A property far enough away that the travel cannot be priced automatically, or an address the booking flow cannot locate, waits for us to confirm it. The screen tells you when that is the case, and the answer comes by email. Until it does, the booking is not confirmed. If we can take it, the answer includes the final rate for that address.
- The cancellation policy in section 4 is shown in the booking flow, before you book.
4. Cancellation, rescheduling and no-show
Changing your plans costs nothing.
- Cancel — free, at any notice.
- Reschedule — free, at any notice. Move the date and keep going.
- We ask for 24 hours' notice when you can give it. It is a courtesy, not a condition: there is no fee either way.
Weather and airspace: if rain or wind makes the shoot unworkable, or the airspace over the property cannot be cleared for the aerial, we reschedule at no cost, always. Weather is not your fault, and neither is a restricted sky.
No-show or no access: if the photographer arrives and cannot get into the property — wrong code, no key, occupant refuses entry, gate not opened — there is no fee and no penalty. It is handled like any other cancellation, and the shoot can be booked again.
5. Access to the property
You are responsible for arranging access on the shoot day: the codes, the key, the lockbox, whoever needs to unlock what.
Access codes and entry instructions you give us are stored encrypted, are never shown back to you in the clear, are readable only through the admin panel — with a written reason for every opening, and every opening logged — and are automatically destroyed seven days after the shoot. The reminder you receive 24 hours before the shoot asks you to confirm how we get in: that someone will be at the property, if that is what you told us, or that the codes you gave us are still current.
We ask that the house be ready when we arrive: counters cleared, blinds set, cars off the driveway, lights working. We do not clean, move furniture beyond what a photograph needs, or make repairs.
6. Delivery
Photographs are delivered digitally to the email address on the booking. The delivery time is not part of the automatic confirmation — if you need it before the shoot, ask at contact@sunhausflorida.com.
7. What you can do with the images
The licence is simple, and it is tied to the property in the photographs.
- What it covers. You may use the images to market the specific property that was photographed: the listing itself, the MLS, the listing portals, your social accounts, and paid advertising for that property.
- How long. For as long as that property is being marketed.
- Who may use them. You, and anyone marketing that same property through you — your brokerage, the property manager, the owner, the portals your listing feeds.
- What it does not cover. The images may not be sold, sub-licensed, transferred or handed to a third party for their own use. A licence for one property is not a licence for a library.
- Anything outside that needs written permission. Use that is not marketing of the photographed property — a brand campaign, a billboard, stock resale, a different address — is a separate conversation. Ask; the answer is usually yes.
SunHaus Media keeps the copyright. Paying for a shoot buys this licence, not ownership of the images, and we keep the right to use the work in our own portfolio. Section 8 has the detail.
8. Copyright and ownership
© 2021–2026 SunHaus Media LLC. All rights reserved. The photographs on this site are ours — do not reuse them without written permission.
Expanding on that line, because a footer is short and this is where the detail belongs:
- SunHaus Media LLC is the author and copyright owner of every photograph, video and aerial frame it produces, from the moment of capture. Photographs are not work made for hire, and paying for a shoot buys you the licence described in section 7 — it does not transfer the copyright.
- What you receive is a licence, not ownership. The scope of that licence is section 7 and nothing broader.
- Anything outside that licence needs written permission. Not a verbal yes, not a forwarded email chain — written permission from SunHaus Media LLC. Permission is usually given and costs nothing to ask for; the point is that it is asked.
- Removing, cropping out or altering the credit or the copyright information attached to a file is prohibited, including the information embedded in the file itself.
- The photographs on this site were made by SunHaus Media. The site is a portfolio, not a stock library. Downloading images from these pages and republishing them — in a listing, on a social account, in an advertisement, in a template, or as training data for a model — is not permitted without written permission.
- We keep the right to use the work we produce. Photographs from a shoot appear in our portfolio, on this site and on our social accounts, captioned by region, never by street address.
9. Aerial coverage and airspace
Aerial is part of every package. It is not an add-on and it is never billed separately.
Where the airspace over the property is controlled or restricted, the flight is cleared or dropped, and you are told before the shoot day, not after. Parts of the corridor we work in sit under permanent restrictions and under controlled airspace around the region's airports. Where a flight cannot be authorised or cannot be flown safely, the aerial portion of that shoot does not happen — and nothing is added to your rate for the attempt.
Flight is also weather-dependent. Wind and rain ground a drone; that is a reschedule of the aerial portion, at no cost, under section 4.
10. Editing standards
There is a line and we draw it in writing:
- Frame cleanup — can be done. A trash bin, a hose, a cable or a car in the driveway can be taken out of a frame when it helps the photograph. It is decided image by image, not promised for every one.
- Property condition — never. We do not remove a crack, patch a ceiling stain, hide damage, or otherwise change what a buyer would understand the property to be. That is not a service we offer at any price, and it is not something a client can request.
Virtual staging is delivered labelled. Every virtually staged image is delivered carrying the "virtually staged" label, the way the MLS expects it, so the agent publishing it can publish it as it is. You agree not to remove that label.
Virtual twilight — daytime exteriors edited to dusk — is delivered labelled as edited, never sold as a real twilight shoot. It never adds a light the house does not have.
11. Occupied homes and people in frame
An occupied home is shot as it is lived in, and people stay out of the picture. If someone identifiable appears in a delivered image by accident, tell us and we will replace or remove the frame.
12. Payment
If you think something was billed wrong, email contact@sunhausflorida.com first — it is faster than a dispute and it usually ends the same way.
13. What we do not promise
We produce photographs. We do not promise a sale, a lease, a booking, a price, a timeline to contract, or any particular result from the listing. No one honestly can, and nothing on this site claims otherwise.
We also do not promise that a third party — an MLS, a booking platform, a brokerage's compliance department — will accept a given image or a given crop. Their rules are theirs, they change, and we follow the ones we know. If your MLS rejects something, tell us and we will re-deliver what it wants.
14. Limitation of liability
To the fullest extent permitted by Florida law:
- Our total liability for any claim connected to a shoot is capped at the amount you paid for that shoot.
- We are not liable for indirect, incidental, special or consequential damages — including a lost sale, a lost listing, a lost booking, or lost profit.
- Services are provided as-is, without warranties beyond those that cannot be disclaimed under Florida law.
- If a shoot cannot be delivered at all — equipment failure, illness, an event outside our control — our obligation is to reschedule it, or to refund what you paid for it. That is the remedy.
None of this limits liability for anything that Florida law does not permit us to limit.
15. Indemnification
You confirm you have the right to have the property photographed and to grant the access you gave us. If a claim reaches us because that was not true — an owner who did not consent, a tenant who did not know, an HOA restriction we were not told about — you cover us for it.
16. Links and third parties
This site links to third-party services and platforms. What happens on them is governed by their terms, not ours.
17. Changes to these terms
We can update these terms. The date at the top changes when we do. Terms in force on the day you booked are the terms that govern that booking — a change does not reach backwards into a shoot you already booked.
18. Governing law
These terms are governed by the laws of the State of Florida, without regard to conflict-of-laws rules.
If one clause here is found unenforceable, the rest stays in force.
